General Renovation NotesThis plan is based on the Rees Jones, Inc. recommendations noted in the final "Van Patten Golf Club Long Range Master Plan Report" (LRMPR), dated November 16, 2021. The following comments apply to all designated areas of the golf course and therefore are not specifically depicted on this plan: TEES: All tees shall be rebuilt as follows: - Relocate & reshape all tees to achieve the yardages shown on the plan's proposed scorecard - Create "square" or "rectangular" tee shapes that align with the intended target (fairway or green) - Install perforated drainage, in washed gravel trenches, within each tee subgrade surface - Cap all subgrade tee surfaces with 4" - 6" of laboratory-approved top mix - Laser-level all final surfaces GREENS: Rebuild all greens in accordance with the "USGA Recommendations For a Method of Putting Green Construction", revised February 15, 2018 SAND BUNKERS: Reshape all new and existing bunkers designated to remain in a more modern style and to improve both playability and maintainability. All bunkers to be constructed / reconstructed using the "Better Billy Bunker" methodology. FAIRWAYS: All fairways shall be regraded to eliminate low spots, improve tie-ins with existing drain inlets and smooth any sharp contours that might impact playability or maintenance. As necessary, imported fill shall be imported to create desired surface elevations / contours. DRAINAGE INFRASTRUCTURE: Drainage infrastructure (pipe, inlets, etc.) shall be replaced / added throughout the course. IRRIGATION SYSTEM: A golf course irrigation designer shall be engaged to conduct a comprehensive evaluation of the existing system and prepare final recommendations / design for installation of entirely new and updated system. VEGETATION MANAGEMENT: The Club shall continue its prior and on-going, annual tree pruning and removal program. PATHS & MAINTENANCE ROADS: Path conditions and necessary improvements vary throughout the course, ranging from repair to removal & new installation. Some paths should be extended to be continuous throughout an entire hole.
